If you decide to buy real estate in Sweden, you should be aware of the additional costs. The majority of the costs of purchasing real estate are borne by the Buyer.

The role of the real estate agent in Sweden

The role of the real estate agent is to maintain a neutral and impartial relationship between the buyer and the seller.

Finances/Taxes

When buying a house, taxes and fees also apply. These are briefly described below for easy reference.

Local property tax

Local property tax for individual houses is 0.75 percent of the taxable value, up to a maximum of 8,437 SEK per year (2021).

Title deeds

Official certificate of who owns the property. This is issued by the Swedish Land Registry after the purchase is completed. Often the buyer's bank or real estate agent will help you obtain the title deeds, the agent can help if there is no Swedish bank. The cost of the title deeds is a stamp duty of 1.5% of the purchase price for individual buyers, plus an administration fee of 825 SEK (2021). The bank usually charges a fee if it wants to obtain the deed.

Signing contracts

After the offer is made, all parties meet as soon as possible to sign the contracts. It is not possible to reserve a house. Everything is final and the transaction is binding only when you and the seller have signed the original contract. Survey/viewing of the property in order to identify and investigate any defects or deficiencies. It is the buyer's responsibility to determine the condition of the property.

Auction When several people are interested in purchasing the same property, an auction is often held. An auction usually takes place where the agent receives offers from different potential buyers by phone or via the website. The offer is only binding when the contract is signed by both parties.

Viewing

Book an appointment to view with us. When a new property comes on the market, we offer 1 or 2 pre-booked viewings. If you need a personal viewing at a different time and date, we can also arrange it for you, our 10 assistants only work on viewings. You need to book an appointment about 1-2 weeks in advance.

Tangible assets

Anything outside the plot and the property that is "suitable for permanent use", e.g. oven, washing machine, fixed light fixtures, fences, garden plants and playhouse, is tangible assets. Tangible assets are part of the purchase price, unless otherwise agreed between the seller and the buyer.

Reservation

Partial payment for the property. Usually the buyer pays the seller a deposit when signing the contract. This is usually about 10 percent of the purchase price. + the real estate agent's commission, which is 2% above the purchase price of the property

Purchase price

The total purchase price that must be paid at the time of purchase.

Money transfer

The first 10% can be transferred directly to the owner or agent without any problems. To transfer the final amount, it is best to open a Swedish bank account. If you do not have a Swedish social security number, unfortunately you will need to be in Sweden to visit the bank branch in person after signing the contract to be able to open an account.
