15/05/2025

The 51.5 m2 apartment is located on the first floor of a new building in Petrovac, Budva, 300 meters from the sea. The apartment has an open living room, kitchen and dining area, 1 bedroom, 1 bathroom and a terrace with sea views.

The project consists of 2 buildings and a swimming pool. Construction will be completed in 2025. The project is located in one of the best locations in Petrovac, connected to the rest of the city, but also to the main road to Budva and Bar. The intimacy of the location is reflected in its separation from the city center. During the design, the emphasis was placed on achieving the right orientation of the apartments, in order to achieve optimal sunlight throughout the year and meet energy efficiency requirements. In addition, each apartment has a view of the sea or the surrounding olive trees and vegetation. The highest level of equipment, the introduction of the most modern systems and construction technologies, as well as finishing elements make this complex a modern housing concept in the attractive location of Petrovac.

ABOUT THE BUILDING: HIGH STANDARDS OF ENERGY EFFICIENCY

The buildings are designed according to high energy efficiency requirements, primarily in line with future standards. High-quality facades combined with special insulation materials will be system solutions for thermal and acoustic insulation of buildings. Low-energy heat loss can be reduced to the lowest percentage by using new window opening and blind systems.

EQUIPMENT ELEMENTS: Parquet of authentic style and best quality is used as the final floor covering. Interior doors and joinery from renovated manufacturers. High-quality and modern design tiles. Quality sanitary ware for the bathroom. All final interior design elements are selected in direct collaboration with the clients, so that the delivered project is in line with the style and needs of the future tenants.

The parterre composition, as well as the profiled retaining wall plantings, are designed to feature a Mediterranean native parterre, dominated by drought- and trampling-resistant plants and olive trees. In this way, the building successfully respects the original architectural style and thus beautifies the public space.

The planters allow for further greening of the facade and enrichment of the building's visual identity with local green plants, such as creepers. The building is also surrounded by a stone wall, which also serves as a retaining wall for the sloping terrain.

The pool is built into the site where traditional retaining walls, dry walls, existed, so the shape of the pool and the arrangement of the parterre refer to the shape and size of the dry wall. Due to the slope of the terrain, the plot is designed on the ground floor, with a 3-5m wide stepped terrace, a green curtain on a 90-120cm buffer for smaller plantings (oleander, orange, etc.).
